Evans Property Management was developed to fulfill a desire to help tenants secure a home and receive attentive and conscientious management during their stay. People have different reasons for renting, and we listen to our renters to better understand what they need. We know that there is no reason why a tenant cannot feel a sense of "ownership" with the home they lease when it is the "right" one.

We help tenants plan to own a home if that’s their ultimate goal and teach them why upkeep is necessary to maintain a home so that when they are ready, they can easily transition into their purchased home. Tenants can depend on our team to make the necessary repairs in a timely manner.

Each rental client is given all of the benefits and technology of a national company with their own portal access in which to make rental payments or schedule an inspection or repair.

How do I apply for a house?

Once a tenant finds a home that fits their requirements, they can contact the agent directly or go to our website to find the application link.

How long are our leases?

Our leases are a minimum of 1 year. If you want to renew, there will be a standard 4% increase. If you’d like to initially lease for 2 years, we offer a discount on the 2nd year’s increase

How much is the application fee?

Each adult 18 or over must pay create their own application and pay a fee of $65.00. If you have a person that will guarantee your lease, they must also fill out an application and pay the fee.

What are the late fees?

We sincerely hope that you plan to pay your rent on time but sometimes that is not possible. Rent is due by the 1st. You have until midnight of the 3rd to have your fees in our system. On the 4th, you will be charged a 1-time $75 fee and then it is $5.00 a day thereafter (unless otherwise stated in your lease).

Where do I pay my rent?

You have a tenant portal in which you may pay with an ACH transfer or a debit/credit card. Or you can mail a check which needs to be cleared no later than the 3rd of the month to avoid a late fee (needs to be in our account by the 27th of the current month). There are also various merchants that will accept cash. We do not accept cash at our office.

What if I have a pet?

There is a $300 non-refundable pet fee required for each animal, with a limit of 2. More conditions are in your lease so please read that section carefully.
